Terms of service
Last updated 31 October 2026
These terms are an agreement between you and APP POP LLC, a Florida limited liability company, 4490 Riverwood Avenue, Sarasota, FL 34231 ("Map Views", "we", "us"). By creating an account or starting a trial you accept them, together with the Acceptable use policy and the Privacy policy, which are part of them. If you do not accept them, do not use Map Views.
1. What Map Views is
Map Views is an online map of Florida property built from public records: the tax rolls of the county property appraisers and the Florida Department of Revenue, sales recorded by the county clerks, filings with the Florida Division of Corporations (Sunbiz), and federal, state and local map layers. It is a research tool.
It is not a title search, a survey, an appraisal, a flood zone determination, a zoning verification, an environmental assessment, proof of ownership or legal advice, and it is not a consumer report.
2. Your account
- You must be 18 or older and able to make a contract. Give us a true email address and keep it current.
- You sign in with an email and password, or with Google or Apple where offered. An account is for one person: do not share your sign-in.
- Keep your password and devices secure. You are responsible for what happens under your account. Tell us through our privacy request form straight away if you think someone else has used it.
- A team is people who each have their own account, invited by its owner. The owner answers for who they invite. Seats may not be sold or passed on.
- Map Views is offered in the United States. Do not use it if U.S. sanctions or export laws bar you from doing so.
3. Free trial, subscription and cancelling
- Free trial. A new member gets 7 days free, once per person. We charge nothing during the trial.
- The subscription. To keep using Map Views after the trial, you subscribe: $47.00 USD a month, charged when the subscription starts and then on the same day every month until you cancel. If you gave a card during your trial, the subscription starts by itself when the trial ends and the card is charged that day, unless you cancel before then. If you did not, your access pauses when the trial ends until you subscribe. Taxes are added where the law requires them.
- You authorize the charges. By subscribing you authorize us, through our payment processor Stripe, to charge your payment method $47.00 each month, plus any tax, until you cancel. If a charge fails we may retry it and pause your access until it is paid. Your card's issuer may give Stripe an updated card number or expiry date, which we may use to keep the subscription going.
- Cancel any time, online, in Account. Cancelling during the trial means you are never charged. Cancelling after a charge stops every later charge, and you keep access until the end of the month you paid for. We confirm every cancellation by email.
- Refunds. We do not refund part of a month, except where the law requires it. If we close your account without cause, or stop offering Map Views, we refund the unused part of the month.
- Price changes. We email you at least 30 days before a new price applies to you, so you can cancel before it does.
- Billing questions. If you think a charge is wrong, tell us through our privacy request form within 60 days of it and we will look into it. Please ask us before you dispute a charge with your bank; while a chargeback is open, we may pause the account.
- Stripe processes payments under its own terms. We never see or store your full card number.
4. Using the data
- While your subscription (or trial) is active, we give you a personal, non-exclusive, non-transferable right to use Map Views and its data for your own real estate research and business.
- Limits. Exports are capped at 1,000 properties a day per member, counted across every kind of export and download, and searches, reports and map requests are rate-limited. We measure how much each account uses in order to enforce these limits. Do not try to get around them.
- Never for screening people. You will not use Map Views, or anything from it, to decide whether a person is eligible for housing, employment, credit, insurance, a licence or a government benefit, to collect a debt, or for any other purpose under the Fair Credit Reporting Act (Acceptable use policy, section 1). We do not provide consumer reports.
- No scraping, resale or republishing (Acceptable use policy, section 3).
- Maps and reports in your own work. You may put a screenshot, a printed map or a few properties' details in your own listings, client reports, offers and presentations, as long as the map credits stay on it.
- Layer notices. Some layers carry their own notices, shown with the layer: for example, FEMA flood zones are not a flood determination, National Wetlands Inventory lines are not a jurisdictional wetland determination, and Coastal Barrier Resources System lines are not the official maps. Keep the credits and notices on anything you print or export.
- The coverage changes. Counties, layers and features come and go as sources publish, change or withdraw their data, and we may change or remove a feature. If a change takes away something central to the service, you may cancel and we refund the unused part of the month.
5. The records are as the sources keep them
Public records have errors, gaps and delays. Owner names, mailing addresses, values, sales, zoning and layer lines are shown as the source published them, sometimes months old. The law withholds some owners, and we hide the owners who ask us to, so a search or list may leave them out. Check anything that matters with the source agency before you rely on it. We do not promise that any record is accurate, complete or current.
6. Your content
- Notes, sites, drawings, saved searches, lists, uploaded layers and anything else you add stay yours. You let us store, copy and show them to you, and to the team you share them with, so we can run the service. We do not sell them or use them for anything else. We look at an account's content only to help you when you ask, to look into abuse or a security problem, or when the law requires it.
- Contacts you add. Map Views supplies no phone numbers or email addresses. If you type or import a person's contact details into your notes, they are yours: you must have the right to keep and use them, and you answer for how you contact that person. We keep them private to you and your team, never add them to our data, and delete them with your account.
- You must have the right to anything you upload, and it must not be unlawful or harmful.
- Ideas and feedback you send us we may use freely, without owing you anything.
7. What is ours, and what is no one's
The Map Views software, design, name and logo, and the way we compile and present the data, belong to us or our licensors. Do not copy, modify or reverse engineer the software, frame it, or remove its notices. The public records themselves belong to no one: these terms do not limit your right to get them from the agency that keeps them.
Parts of the map come from others, under their own terms: the base map from OpenFreeMap and OpenMapTiles, with data © OpenStreetMap contributors under the Open Database License, and each agency named in the map's credits. Sign-in with Google or Apple and payment by Stripe follow those companies' terms too. Map Views links to other sites, such as the property appraisers' and Sunbiz; we do not control them and are not responsible for them.
8. Copyright complaints
If you believe something on Map Views infringes your copyright, send a notice with the details 17 U.S.C. 512(c)(3) asks for (your signature, the work, where it is on Map Views, how to reach you, and your good-faith and accuracy statements) to our copyright agent at APP POP LLC, 4490 Riverwood Avenue, Sarasota, FL 34231, or through our privacy request form. We remove what infringes, and close the accounts of repeat infringers.
9. Owner privacy
Anyone can ask us to hide their name and mailing address from Map Views: Hide your name from Map Views.
10. Ending
You can cancel at any time in Account, and ask us to close your account through our privacy request form. We may suspend or close an account that breaks these terms or the Acceptable use policy, that the law requires us to close, or that puts the service or other people at risk, and we may stop offering Map Views with 30 days' notice and a refund of any unused time you paid for. Sections 4 (the screening, scraping and resale rules), 5, 7 and 11 to 15 survive the end of your account.
11. No warranties
MAP VIEWS AND ALL ITS DATA ARE PROVIDED "AS IS" AND "AS AVAILABLE". AS FAR AS THE LAW ALLOWS, WE DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, TITLE AND NON-INFRINGEMENT. WE DO NOT PROMISE THAT THE SERVICE WILL BE UNINTERRUPTED, SECURE OR FREE OF ERRORS.
12. Limit of liability
AS FAR AS THE LAW ALLOWS, WE ARE NOT LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, DEALS OR DATA, AND OUR TOTAL LIABILITY FOR ALL CLAIMS ABOUT MAP VIEWS IS LIMITED TO THE GREATER OF WHAT YOU PAID US IN THE 12 MONTHS BEFORE THE CLAIM AND $100. Some states do not allow some of these limits, so they may not all apply to you.
13. Your responsibility to us
You will defend us against, and pay for, claims by others that arise from your use of Map Views in breach of these terms or the law, including any use to screen people, to contact people unlawfully, or to republish data.
14. Law and disputes
Florida law governs these terms, without its conflict-of-law rules. Before bringing a claim, tell us through our privacy request form and give us 30 days to put it right. Any claim goes to the state or federal courts for Sarasota County, Florida, and you and we agree to their jurisdiction; either of us may instead use a small claims court where it qualifies. A claim must be brought within one year of when it arose, where the law allows that limit. Nothing here takes away a right that the law of your state does not let a contract remove.
15. Everything else
- Changes. We may change these terms. A material change is emailed to you and posted here at least 14 days before it applies. If you keep using Map Views after that, you accept it; if you do not accept it, cancel. A change to section 14 does not apply to a dispute we already know about.
- Notices. You agree that we may send notices, receipts and these terms to you electronically, by email to your account's address or in the app, and that they count as being in writing.
- Events beyond control. We are not responsible for a delay or failure caused by events we cannot reasonably control, such as outages of the providers we rely on, a source agency's data being late or withdrawn, storms or the law changing.
- These terms, with the policies they name, are the whole agreement between us about Map Views. If a part cannot be enforced, the rest still applies. If we do not enforce a part, we have not given it up. You may not transfer these terms; we may, to whoever takes over Map Views.
