Alachua County property search: the university's land under the state's name, and the rural west

Search the Alachua County Property Appraiser by address, owner or the dashed parcel number. Two things trip people up here. Much of the land the roll codes as public college is filed under the state's land trust, not the university's name, so an owner search for the university misses it. And west of Gainesville, toward Newberry, Archer and High Springs, a parcel is likely zoned agricultural, on septic and a well, and taxed by one of 15 districts that differ by more than six mills.

Parcel numbers and the appraiser's maps

Alachua writes its parcel number in three groups split by dashes, five, three and three digits, such as 00000-000-000. 109,366 of 109,378 parcels on the 2026 roll follow it; 12 are six plain digits. Type it with the dashes in our search box, or the address. The appraiser's site offers a property search, a sales search and a comparison search, and its GIS Services page has the interactive map and parcel downloads.

Alachua also publishes its own sales file, which arrives sooner than the state's: on our copy it runs to 22 October 2026, while the Department of Revenue's file stops in June. A parcel's report can show a deed from last month.

Owner search: the university is filed under the state

Search the owner name "University of Florida" and you find a few parcels under the university's board of trustees, spelled at least four ways on the roll, 23 parcels in all. Most of the land coded public college is not under that name. Its largest holder is "STATE OF FLA IIF", the Board of Trustees of the Internal Improvement Trust Fund, the state's land-holding trust: 6 parcels coded public college, 1,029 acres with a just value of $1.17 billion. All land coded public college in Alachua comes to 49 parcels, 3,225 acres and $2.41 billion.

The trust itself is written several ways: STATE OF FLA IIF (190 parcels, 22,493 acres), STATE OF FLORIDA IIF (24), STATE OF FLA IIF DNR (18), and BOARD OF TRUSTEES OF THE INTER, cut off at 30 characters (32). To see all the state's land near a parcel, search each spelling, or open a parcel and follow its owner. Together, public bodies hold 18.0% of Alachua's acres and 13.6% of its just value. West of Gainesville: farms, septic and wells

Alachua's future land use map puts 377,142 acres, 63.4% of the county on the roll, in agriculture. The towns west and northwest of Gainesville sit inside that land, and their records read differently from the city's:

Site address area, 2026 rollParcelsZoned AAcres in farm or timber useHomes on septicHomes on a well

Homes are single-family and mobile-home parcels; septic and well are the health department's known or likely entries, so the rest includes unknowns. The area is the address's town name, which reaches past city limits. In Alachua County's own code, A is the Agricultural district and its most used, on 19,200 parcels; each town that zones its own land has its own A. Before you plan more than one house on rural land, read the district and its future land use together. Future land use vs zoning.

Zone A along the creeks

No part of Alachua is in a storm surge zone. Its flood risk is rain: 5.1% of parcels with an outline sit in FEMA's high-risk zones, and more of those are zone A (3,609) than AE (1,545). FEMA's glossary says zone A was mapped without detailed analysis, so the map gives no flood elevation. On a rural lot, the zone may cover a corner or most of it; the report shows each zone's share of the parcel.

Fifteen tax districts

Alachua's 2025 adopted millage runs from 18.9855 in the unincorporated county to 25.5196 in Archer. Gainesville's districts are 22.1474 and 22.2493, Newberry 21.3996, High Springs 22.5096, Hawthorne 25.4177. On a $300,000 taxable value, six and a half mills is about $1,960 a year. The 2026 rates are still proposed on our copy, 18.6722 to 25.1946. Estimating a bill.

Recent prices

From May 2025 to April 2026, one-parcel sales with codes 01 to 06: all uses $310,000 over 4,384; single-family homes $334,000 over 3,073; condo units $176,750 over 476; mobile homes $190,000 over 174; agricultural parcels $550,000 over 43.

Before you rely on it

  • Our zoning covers the county and nine cities; 1,995 parcels have no code.
  • A septic entry describes what is there, not whether a new system would be permitted.
  • 11.0% of parcels have an owner matched to a Sunbiz filing.

In the app

Type the address or the dashed number. The report shows the owner from the roll, the legal description, values, the county's recorded sales, zoning and its jurisdiction, future land use, FEMA's zone with its share of the lot, wetlands, soils, land cover, the septic and well line and the schools. From the owner, open every parcel held under that name. Notes stay with the parcel.

The Alachua County Property Appraiser is the authority on ownership and value, the county or city planning office on zoning and land use, the Florida Department of Health in Alachua County on septic permits, and FEMA's effective map on the flood zone.
