Collier County property search: a Golden Gate Estates lot, zoned E, in flood zone AH

Search the Collier County Property Appraiser by address, owner or the 11-digit parcel number. If the legal description starts with Golden Gate Estates, expect a lot of 1.14 to 2.73 acres zoned E, which is Estates, not farmland, most likely on septic and a well, and in the north of the subdivision three times in four inside FEMA's zone AH. In the southern units, the owner is almost always the State of Florida.

Finding the record

On collierappraiser.com, accept the terms box and open Property Search. Collier's parcel number is plain: 11 digits on all 297,635 parcels of the 2026 roll, no dashes, and no second key beside it. In our search box the 11 digits work as typed, and so does a site address. For a whole street or subdivision, the appraiser points you to its Data Downloads rather than one record after another.

Read the legal description before anything else. It names the plat, and in Collier one plat is a market of its own.

Golden Gate Estates, by its plats

45,259 parcels on the roll have a legal description that begins "Golden Gate Est". They were platted as large lots: the most common sizes are 1.14 acres (12,475 parcels), 2.73 acres (5,936) and 2.27 acres (5,638). The median is 2.27. The plats are numbered by unit, and the numbers split the subdivision in two.

From unit 98 to unit 172, nearly every parcel is coded state-owned. That is the old South Golden Gate Estates, drained by developers for what was meant to be the largest subdivision in the world. The state bought it back: the Florida Forest Service says the purchase meant dealing with 17,000 landowners, and the land is now part of the 74,138-acre Picayune Strand State Forest. A cheap "Golden Gate Estates lot" offered in a high-numbered unit is worth checking twice: 94.8% of the parcels in units 98 and up already belong to the state.

E means Estates

Collier codes 43,035 parcels E, and 42,518 of them are in Golden Gate Estates; another 2,583 there are E-ACSC/ST, the same district inside an area of critical state concern. The county's own summary says every parcel in the subdivision is zoned Estates, though not all Estates land is in the subdivision. E is low-density, semi-rural housing on big lots. Collier's code files it among its agricultural districts, and the county's zoning layer calls it "Agricultural", so our report does too for now. Read it as Estates, and read the district's rules in the Land Development Code before you plan a barn, a second house or a business. How Florida zoning codes are named.

Zone AH: shallow ponding, not the coast

In the northern units, 19,493 of the 25,994 parcels with a flood outline are in zone AH. FEMA's definition: a 1% annual chance of shallow flooding, usually as a pond, 1 to 3 feet deep. It is high risk, inside the 100-year floodplain, and it comes from rain sitting on flat land, not from the Gulf. Only 6,037 parcels there are in zone X. Across Collier, 69.2% of parcels with an outline sit in the high-risk floodplain, and 54,489 of them are AH. AE, X and VE, explained.

Septic, wells and what lots sell for

  • Utilities. Of 18,463 Golden Gate Estates homes, the state's wastewater inventory marks 14,233 (77.1%) as on septic, known or likely, and 8,704 (47.1%) as on a well. A vacant lot will most likely need both.
  • Lots. From May 2025 to April 2026, the last full month on our copy, 417 vacant Golden Gate Estates lots sold in the state's file with qualified codes 01 or 02, at a median of $125,000. Homes there sold for a median $580,000 over 784 deeds.
  • The county. Same months, codes 01 to 06, one parcel a deed: single-family homes $740,000 over 11,302 sales, condo units $435,000 over 8,879.

A condo is usually a second home

Only 36.4% of Collier parcels carry a homestead exemption. Among its 101,149 condo units it is 32.0%, and 42.9% of units mail the tax bill outside Florida, against 15.8% of single-family homes. Canada alone receives the bill for 5,010 parcels, 3,216 of them condos. Collier's 2025 millage is low by Florida standards: 314 districts from 8.37 to 18.34 mills, the middle one at 10.51. Turning that into a tax estimate.

Where it stops

  • Our zoning comes from the county's layer. Naples (20,558 parcels), Marco Island (20,614) and Everglades City (837) zone their own land; the report shows them as an incorporated area, not a district.
  • Zone AH says nothing of how high a house sits above the pond; only an elevation certificate does.
  • The wastewater inventory says what a parcel likely uses, not whether a new system will be permitted there.
  • 7.9% of Collier parcels have an owner we match to a Sunbiz filing; the rest are people, trusts or names we could not match.

Reading a Collier parcel in Map Views

Search the address or the 11 digits. The report shows the owner from the roll, the legal description, values, every recorded sale, the zoning code, future land use, flood zone, storm surge category, wetlands, soils, and the sewer and water line. Under Storm imagery, NOAA's photographs after Irma (2017), Ian (2022) and Milton (2024) show how the lot looked that week. Keep what you learn in the parcel's notes.
