Duval County (Jacksonville) property appraiser search: the RE number and one city's zoning
Search the Duval County Property Appraiser by the ten-digit real estate number (RE#), the owner, or the address. Because Jacksonville and Duval are one government, one zoning code covers almost the whole county. Only Atlantic Beach, Neptune Beach, Jacksonville Beach and Baldwin keep their own, and a third of the city's parcels are zoned PUD, which sends you to the parcel's own ordinance.
How do I search the Property Appraiser?
The Property Appraiser is listed among the city's departments on jacksonville.gov. Its Basic Search takes a Real Estate Number, the owner, or the property address. The record has a link to the year's TRIM card too, the notice of proposed taxes.
The RE# is ten digits. All 404,023 parcels on Duval's 2026 roll have one; the state's copy adds an R after it. In our search box, type the ten digits with no dash or space and the parcel comes up, or type the address.
Whose zoning applies?
Almost always the City of Jacksonville's. The city's own zoning FAQ says the four towns inside the county run their own zoning and building departments. Here is how that splits on our map, with each district's 2025 millage from the city's final chart:
| Government | Zoning on our map | Parcels zoned | Mills, 2025 |
|---|---|---|---|
| Jacksonville, General Services District | yes, 48 codes | 373,490 | 17.7412 |
| Jacksonville Beach | yes, 13 codes (the city's 2023 layer) | 12,627 | 18.4452 |
| Neptune Beach | no | 0 | 17.8161 |
| Atlantic Beach | no | 0 | 17.2004 |
| Town of Baldwin | no | 0 | 18.9701 |
17,906 parcels have no zoning code on our map: 10,045 at Atlantic Beach, Neptune Beach and Baldwin addresses, and 7,810 at Jacksonville addresses the city's layer gave us no code for. For the towns, ask that town's planning office. The tax spread is narrow: from Atlantic Beach to Baldwin it is 1.77 mills, or $177 on each $100,000 of taxable value. Estimating a bill.
What does PUD mean on a Jacksonville parcel?
It means the zoning was written for that development. PUD is the most common code in the city: 127,300 parcels, 34.1% of those the city zones, over 125,495 acres. The next most common are RLD-60 with 123,588 parcels, RLD-90, RMD-A, RMD-D and RR-Acre.
- For a conventional code like RLD-60, find the district in the city's zoning code and read its setbacks, frontage and lot size. The FAQ points you to the Zoning Section for these.
- For a PUD, the rules are in the ordinance that created it. The FAQ says to find PUD ordinances with the city's legislative bill search.
- When the answer must hold up, ask for a Zoning Confirmation Letter. The FAQ says the Zoning Administrator issues one for a fee, in writing, in 7 to 10 business days, and wants the RE#.

Is it in a flood zone or a surge zone?
Check both, because they differ a lot here. Only 16,685 Duval parcels, 4.5% of those with an outline, are in FEMA's Special Flood Hazard Area. The state's storm surge zones reach 161,158, or 40.6%, and 20,745 of them are in the Category 1 zone, the first to flood. 186,919 parcels, 47.1%, are in a hurricane evacuation zone, 46,632 of them in zone A. Flood zone and surge, side by side.
What do Duval homes sell for?
| Qualified sales of one parcel, August 2025 to July 2026 | Deeds | Median |
|---|---|---|
| Every use | 17,847 | $299,000 |
| Single-family home | 13,868 | $305,000 |
| Condo unit | 1,287 | $185,000 |
| Mobile home | 336 | $127,200 |
July 2026 is the last full month on our copy. We count a deed as qualified when its DOR code is 01 to 06. Single-family homes are 73.6% of Duval's parcels, and 52.7% of parcels carry a homestead exemption.
Can I do this from the curb?
Yes, in a phone's browser, with no app to install. Tap the locate button and the map centers where you stand. Tap the parcel and its report slides up from the foot of the screen: owner, last sales, values, zoning, flood zone, surge and evacuation zones. Write a note on the parcel there, and it is on your desktop later.
Where it stops
- Owners change. 10,601 Duval parcels name a different owner on the state's October final roll than on July's. Confirm on the appraiser's record.
- Companies. 48,218 parcels, 11.9%, have an owner we match to a Sunbiz filing. Who runs it.
- Recent deeds after July 2026 are at the Duval Clerk's official records first. Which office holds what.
The Duval County Property Appraiser's record is the authority for owner, value and exemptions; the City of Jacksonville, or the town the parcel is in, answers for zoning. We copy their public records and do not replace them.
