Year built, heated square feet and buildings on a Florida commercial parcel
Every Florida county sends the state a year built, a building count and one area figure for each improved commercial parcel, and most counties keep more detail in their own records: heated area, area under roof, each building separately. The state's area is a weighted total, not a tape measure, so it rarely matches the heated or gross figure in a listing. Read the year as the main building's, the count as the appraiser's, and the area as an estimate; confirm on the county's record card.
What the state's file says
The roll the Department of Revenue collects from all 67 appraisers has one line a parcel. Its 2026 users guide defines the building fields:
- Actual year built is the year the parcel's primary structure was built. One year for the parcel, even when it has six buildings from four decades.
- Effective year built is the appraiser's estimate of how old the main structure acts, moved forward when a remodel or addition extends its life. It drives depreciation, so it moves value, not history.
- Total living or usable area adds every improvement on the parcel, special features left out, across all floors and all record cards. Each area beyond the base is weighted: the guide's examples are an attached garage counted at less than one and an enclosed office in a warehouse at more than one.
- Number of buildings counts structures, special features left out: an office complex of 15 buildings is 15.
- Special feature value is the just value of the improvements the Department lists as special features, kept apart from the buildings and their area.
Heated, gross and the state's figure
Many counties publish their own building table, which gives heated area (the conditioned space) and gross area (everything under roof: canopies, loading docks, open porches). Of the commercial parcels that have both, gross is more than 5% larger than heated on 42.2% and at least one and a half times heated on 7.3%. Against the state's weighted figure, gross runs more than 5% larger on 35.1%.
The effective year almost never runs backward: in every use group, it is later than the actual year on 42% to 67% of parcels and earlier on well under 1%. An effective year far ahead of the actual one usually means the appraiser saw real work done.
How complete it is, by use
| Use (DOR codes) | Parcels | With a year built | Median year built | Effective year later | With heated area | With area under roof |
|---|---|---|---|---|---|---|
| Stores, centers (011-016) | 76,198 | 97.7% | 1978 | 62.3% | 70.8% | 79.2% |
| Offices, banks (017-019, 023-024) | 91,430 | 99.7% | 1986 | 52.0% | 70.4% | 81.3% |
| Restaurants (021-022) | 14,782 | 99.5% | 1989 | 66.7% | 71.0% | 78.5% |
| Auto sales and service (026-027) | 19,434 | 98.0% | 1981 | 61.6% | 70.5% | 81.0% |
| Hotels, motels (039) | 20,725 | 98.5% | 1999 | 42.6% | 77.7% | 90.5% |
| Other commercial (parking, golf, marinas and more) | 35,786 | 62.0% | 1987 | 51.9% | 32.6% | 37.9% |
| Industrial (040-049) | 97,550 | 82.6% | 1988 | 46.1% | 60.3% | 76.4% |
Counted on the 2026 roll on 1 November 2026; "effective year later" is out of parcels with both years. The state's own area figure is on 96% to 99% of stores, offices, restaurants, auto and hotel parcels. Parking lots, golf courses and vacant industrial land often have no building, which is why those rows run lower. Of the commercial parcels with a year, 9.2% were built before 1950.
Where the detail is missing
Heated area comes only from counties that publish a building table. In 24 counties no commercial parcel has one, Escambia, Walton and Clay the largest of them; in Broward, Palm Beach and Seminole it is on 1% or fewer. In 24 others it is on 90% or more. Hillsborough is one: of its 14,473 commercial parcels, 91.8% carry a year built and 91.8% a heated area, the median year is 1984, and 13.1% have more than one building.
Building counts mostly agree: the state's count and the county's differ on 3.5% of the commercial parcels that have both. One parcel lists 338 buildings.
Where it stops
- One year for many buildings. The year is the primary structure's; the record card dates each one.
- No rentable area. Neither file carries leasable square feet; that figure is the owner's.
- As of 1 January. A building finished this year is not on the 2026 roll.

The report shows Building sq ft (the state's figure, or the county's heated area where the state's is blank), Total sq ft under roof where the county has it, Year built with the effective year beside it when they differ, Buildings, and the Extra features value. Where the county publishes its building table, a Details block adds stories, heated area and the appraiser's adjusted area. The county property appraiser is the authority on a building's year, area and count, and its record card holds what the state's single line cannot. We show the state's roll and the county's building table as published.
