Hillsborough County property appraiser search (HCPA): folio or PIN?
Either works on the Hillsborough County Property Appraiser's Property Search, but they do different jobs. The folio is a short 10-digit number, easiest to type. The PIN is the long one, and its letter tells you the jurisdiction: U for unincorporated Hillsborough, A for Tampa, P for Plant City, T for Temple Terrace. That letter decides whose zoning applies and which millage the bill uses.
Searching HCPA
Open HCPA's Property Search from hcpafl.org. Its basic search has four boxes: Folio, Parcel Number, Owner and Address. The folio is the quick one to type: all 527,636 Hillsborough parcels on the 2026 roll have one, ten digits each. Use the parcel number, the PIN, when you need to know where the parcel sits and under whom.
Reading the PIN
HCPA writes the PIN as a letter, then the survey section, township and range, then the subdivision, block and lot, dashes between. The state's roll keeps the same 22 characters run together in another order: range, township and section first, the letter last. Either way, the letter is the part to read first. We counted it on every parcel and laid it over the zoning jurisdiction each parcel falls in:
| PIN letter | Zoning jurisdiction it falls in | Parcels | Total millage, 2025 |
|---|---|---|---|
| U | Hillsborough County (unincorporated) | 361,054 | 18.2515 |
| A | City of Tampa | 136,516 | 19.8428 |
| P | City of Plant City | 16,236 | 18.2926 |
| T | City of Temple Terrace | 8,763 | 19.5319 |
The four pairings hold for all but 170 parcels. The millage is the appraiser's 2025 final sheet: a Tampa home pays about 1.6 mills more than the same taxable value in the unincorporated county, or $159 on every $100,000. How to estimate a bill.
What sets Hillsborough apart
- A homeowners' county. 74.3% of parcels are single-family homes, and 59.8% carry a homestead exemption. Condo units are only 7.7%. There are 13,536 mobile home parcels too. Checking a homestead.
- Zoning on every jurisdiction. The county's code and the three cities' are all on our map: 522,739 of 527,636 parcels have a zoning code, under 95 county codes, 55 in Tampa, 17 in Plant City and 16 in Temple Terrace.
- Surge reaches far. 190,706 parcels, 36.5% of those on the map, are in a storm surge zone of some category, and 58,134 of them in the Category 1 zone, the first to flood. FEMA's Special Flood Hazard Area takes in fewer: 72,085, or 15.0% of parcels with their own outline. Flood zone and surge, side by side.
| Median qualified sale, one parcel, June 2025 to May 2026 | Deeds | Median |
|---|---|---|
| Every use | 33,081 | $391,100 |
| Single-family home | 27,074 | $400,000 |
| Mobile home | 663 | $240,000 |
| Condo unit | 2,378 | $219,400 |
Where HCPA's record stops
- Our sales lag. Deeds thin out on our copy after May 2026. A sale from the summer is on HCPA and in the Clerk's official records first. Reading a sale history.
- Owners change between rolls. 6,436 parcels have a different owner on the state's October final roll than on July's preliminary.
- Company owners. 66,727 Hillsborough parcels, 12.6%, are owned by a name we match to a Sunbiz filing. HCPA shows the name; Sunbiz shows who runs it.

Type the address or the roll's 22-character parcel number; the report carries the folio as its alternate key. It shows the zoning code with its jurisdiction, the future land use, the flood zone, the surge category and the evacuation zone, the sales and values, the owner and its Sunbiz officers, and lets you keep notes. From the owner, one tap shows the rest of what that owner holds.
