Land id vs MapWise for Florida land due diligence: wetlands, soils and contours

Both put wetlands, soils and contours over the parcel. Land id covers all 50 states, starts at $15 a month, and lists 2-foot contours, soil reports and offline maps on its Pro plan; MapWise covers Florida only at $89 a month and lists 5-foot contours, hydric soils and a 2023 wetlands layer beside the national inventory. For finer contours or work in the field without signal, Land id; for Florida's zoning and land use plan on the same map, MapWise, or Map Views at $47, which writes each lot's wetland share, soil and septic status into its report.

Layer by layer

Land id's column is its pricing page; MapWise's is its public layer directory; ours is counted in our database. "Not stated" means the page does not say either way.

What each of the three answers on a Florida lot

  1. Wetlands: how much of the lot, not whether. A line touching the corner and a lot half under water read the same on a layer you only look at. Our report gives the share and the acres: of the parcels that touch a mapped wetland, 367,028 are at least half wetland. The inventory is drawn from aerial photos; it is a flag, and the post on building on wetlands says who draws the legal line.
  2. Soils: will it drain? A hydric soil formed while saturated or ponded. A soil in hydrologic group D takes water in slowly, and a dual group such as A/D acts as D until it is drained. 1,926,329 parcels sit on a hydric map unit and 5,344,030 on group D or a dual D group. For a drainfield, read the soil map for septic next.
  3. Contours: where the high ground is. On flat land, a 5-foot interval often draws no line across a lot at all. That is where Land id's 2-foot contours on Pro say more than MapWise's 5-foot layer or ours. Neither interval replaces a survey's spot elevations.

When Land id is the better buy

  • Land outside Florida. It covers all 50 states; MapWise and Map Views stop at the state line.
  • No signal on the property. Offline maps are on its Premium and Pro plans. Map Views has no offline mode.
  • Finer ground. 2-foot contours and soil reports come with Pro.
  • Selling the land. Pro lists branded maps and tours, embeds and print maps, which neither Florida tool lists.

When a Florida-only map is

  • The land use plan decides the deal. MapWise lists zoning and future land use layers; Land id's page names neither. Ours has both, with zoning in 46 counties.
  • Septic or sewer matters. MapWise and Map Views both carry FDOH's wastewater data by parcel.
  • The owner is a Florida company. MapWise's home page says it matches Sunbiz officers to the entity; our report shows the officers, the registered agent and the people behind the companies that manage it.
  • Price for Florida alone. Map Views is $47 a month, MapWise $89, and both trials run 7 days without a card.

Where it stops

  • Every layer here is a first look. A wetland delineation, a soil test and a boundary survey are still the buyer's to order.
  • One wetland source, not two. Ours is the national inventory alone; the 2023 wetlands layer MapWise lists beside it is not on our map.
  • No owner contact lookups. Map Views supplies no contact data, and no lead lists.

Land id's and MapWise's features and prices are as their own pages showed them on 1 November 2026. The layers themselves are public: the U.S. Fish and Wildlife Service's National Wetlands Inventory, USDA's soil survey, the Florida Division of Emergency Management's LiDAR contours, FEMA's flood maps and the Florida Department of Health's wastewater inventory.
