Leon County property search: Tallahassee parcels by address, not by ID, and whose rules apply
Search a Leon County parcel by its street address. On the Leon County Property Appraiser's site the parcel ID works too, but 58% of Leon IDs are stored with spaces inside them, and our search box cannot match those. Once you have the parcel, check whose rules apply: every Leon parcel has a Tallahassee address, but only half are inside the city, and that decides the zoning code and about 4.4 mills of tax.
Search by address, not by parcel ID
Leon's parcel IDs are 13 characters on all 111,379 parcels, but they come in 29 shapes. 46,363 are 13 plain characters, digits with the odd letter, and those our search box finds as typed. The other 65,016 are stored with one, two or three spaces between the first six digits and the rest. The box strips spaces out of what you type before it compares, so those IDs never match, with or without the spaces.
The address is the dependable key: 107,136 Leon parcels have a numbered street address in our search, 96.2%. A vacant lot is likelier to lack one; 7,226 of 8,954 have a number. For the rest, search the owner's name. On the appraiser's site, Property Search sits behind a terms page and takes the ID as the office prints it. More on IDs in the parcel ID lookup guide.
One city name, two sets of rules
The roll gives every Leon parcel the site city Tallahassee, out to the Georgia line. City limits are elsewhere. Our zoning shows the split: the City of Tallahassee's code covers 56,095 parcels under 49 districts, and Leon County's covers 54,164 under 41. Their names look alike and are not the same: the city's most common is RP-1, on 20,348 parcels, while the county's is RP, on 21,139. Read the district in the code of the government the report names. 1,120 parcels have no code on our map.
The tax follows the same line. In 2025, a parcel in the city paid 19.2060 mills; one in the unincorporated county, 14.7988. The difference is the city's operating levy of 4.4072 mills. Downtown's improvement district adds a mill more, at 20.2060. From mills to a tax estimate.
A quarter of the county is national forest
The United States owns 96 Leon parcels covering 105,190 acres, 24.3% of all the acres on the roll; 91,072 of those acres lie in the southwest of the county. That is Leon's part of the Apalachicola National Forest, which the Forest Service calls the state's largest at 567,742 acres. Add the state, the city, the county and the schools, and public bodies hold 37.7% of Leon's acres and 15.5% of its just value: $6.81 billion of $43.96 billion.
Most of the state's holdings are filed under its land trustees, written TIITF on the roll: 237 parcels and 23,101 acres. The 32 TIITF parcels coded public college carry $2.90 billion in just value: campus land, titled to the state. An owner search for a university's own name finds only part of what it uses.
Near the campuses, few owners live in
Homestead, the exemption for an owner's main home, is a quick read on who lives where. Across Leon it is on 52.2% of parcels. ZIP code 32304, beside the two university ZIPs, is different:
| Site ZIP, 2026 roll | Parcels | Homestead | Single-family homes with homestead |
|---|---|---|---|
| 32304 | 9,449 | 19.1% | 32.3% |
| 32301 | 10,606 | 37.1% | 58.8% |
| 32303 | 19,595 | 51.2% | 65.5% |
| 32312 | 14,789 | 69.2% | 83.2% |
| 32317 | 7,145 | 67.6% | 85.6% |
In 32304, two houses in three are not their owner's homestead, and 1,782 parcels are condo units. North and east of town, in 32312 and 32317, more than four in five are. For a buyer, that share says how much of a street is lived in by its owners. How to check a parcel's homestead.
Flood: zone A without an elevation
Leon is inland, and only 6.0% of parcels with an outline sit in FEMA's high-risk zones. More of those are zone A (3,275) than AE (2,996). FEMA's glossary says an A zone was drawn without detailed hydraulic analysis, so no flood elevation is shown. Building there may mean working out the elevation first.
What sold, and for how much
From September 2025 to August 2026, the last full month on our copy, Leon parcels sold at a median of $300,000 over 3,819 one-parcel sales with codes 01 to 06. Single-family homes: $319,900 over 2,903. Condo units: $175,000 over 229.
Limits
- A spaced ID cannot be searched here; the address or owner can.
- The zoning layer says which code applies, not what a district allows.
- 9.8% of Leon parcels have an owner matched to a Sunbiz filing.
What the report shows
The owner and mailing address, values, every recorded sale, the zoning code and its jurisdiction, future land use, flood zone, wetlands, soils, the sewer and water line, and schools. Leon has more old photographs than most counties: its own flights from 1941, 1970, 1983 and 1989-90 are on the aerial list, so you can see what stood on a lot before today's house. Reading old aerials. Keep what you find in the parcel's notes.
