Manatee County property search: why a new Parrish house can show as vacant land

Florida values real property as it stood on 1 January, and a house not substantially complete that day gets no value, so a new Parrish home can read "vacant residential" on the 2026 roll. Open the record on the Manatee County Property Appraiser's site, which updates nightly, and check the sale price and a recent aerial: on the state's sales file, parcels the 2026 roll calls vacant in Parrish sold for a median $373,000.

How many "vacant" Parrish lots are really houses?

Florida law sets the rule: real property is assessed on 1 January, and improvements "not substantially completed" that day "shall have no value placed thereon" (section 192.042). Parrish, in the north of the county, is where Manatee is building fastest. Of the 20,484 Parrish parcels with a year built on the roll, 12,670 (61.9%) date from 2015 or later: 2,479 houses from 2023, 2,325 from 2024, 2,431 from 2025. Beside them sit 9,818 parcels coded vacant residential, none with a building on the roll, with a median of 6,427 square feet: the size of a subdivision lot, not of rural land.

Their sales give them away. From May 2025 to April 2026, the last full month on our copy, the state's sales file holds 465 qualified one-parcel deeds (codes 01 and 02) on Parrish parcels still coded vacant, at a median of $373,000. Parrish parcels already coded single-family sold for $389,900 over 2,484 deeds. A $373,000 lot is a lot with a new house on it, sold by its builder.

Three checks on a Parrish parcel

  1. The appraiser's record. On manateepao.gov, Property Search opens the record. The site says its data updates nightly, so the owner and a recent sale may already be there when the state's yearly roll is still behind.
  2. The sale price. A deed far above the parcel's land value, which has a median of $65,025 for Parrish's vacant lots, means something was built. Count it with the home sales, not the lot sales.
  3. A 2026 photograph. The Southwest Florida Water Management District flew its district in 2026, and the flight covers Parrish. A roof on the photo settles it.

The two ends of the county are different questions. On Anna Maria Island almost every parcel is in the first zone to flood in a hurricane, and more than four in five parcels carry no homestead exemption. In Parrish the question is what the parcel is today. In between, the Manatee part of Lakewood Ranch sold homes for a median $650,000 over 1,701 deeds in the same twelve months, on the state's file with codes 01 and 02.

Countywide, from May 2025 to April 2026 with codes 01 to 06, a single-family home sold for a median $447,000 over 18,735 deeds and a condo unit for $261,650 over 3,886. 47.6% of parcels carry a homestead exemption, and 58.8% of those on the map sit in a storm surge zone. Building comps from recorded sales.

Where it stops

  • New lots without a shape. 13,559 Manatee parcels on the 2026 roll have no outline on our map, 8,731 of them in Parrish. They are newer than the parcel map we hold, so the report shows their roll facts but no flood zone, zoning or surge, and they cannot be clicked on the map. Read the layers off the parcel next door until the map catches up.
  • Parcel IDs. On our copy, 131,412 IDs have 10 digits and 103,758 have nine. If the appraiser shows one with a leading zero, our box may not find it: search by address.
  • Island zoning. We map Manatee County, Bradenton, Palmetto, Holmes Beach and Longboat Key. Anna Maria and Bradenton Beach zone their own land; the county's layer marks 3,566 parcels there only as "CITY".
  • Owners. 14.3% of parcels have an owner we match to a Sunbiz company. Who runs a company.

What Map Views shows

Search an address. The report gives the roll's use code and year built, the owner and mailing address, values, every sale with its qualification, zoning, future land use, flood zone, surge and evacuation zones, and the owner's Sunbiz filing. Turn the Map view to SWFWMD's 2026 or 2023 photos to see what stands on a lot, or to NOAA's after Ian, Idalia, Helene and Milton. 2026 millage is in for all 16 Manatee districts, from 13.25 to 19.24 mills.

The Manatee County Property Appraiser is the authority for a parcel's use, values and owner; the Clerk of the Circuit Court for the deed. The state's roll is a yearly snapshot, so a newer record on the appraiser's site wins.
