Osceola County property search: vacation homes in the west, wet lots around St. Cloud

Search the Osceola County Property Appraiser, property-appraiser.org, by owner, address, parcel ID or subdivision. In the three ZIP codes on the county's western edge, near the theme parks, only one home in four carries a homestead exemption, so a house there is usually a second home or a rental, and it trades on that. Around St. Cloud, a vacant lot's question is water: nearly half sit in FEMA's high-risk floodplain.

On the appraiser's site

Property Records Search takes an owner name, a parcel ID, a business or property name, a subdivision or condo, or an Official Records book and page. Its Sales Search filters recent sales by price, bedrooms, baths, heated area and date, which is the quickest way to pull a resort community's last six months. Map Search is the appraiser's own map.

The parcel ID is 18 characters, and it starts with the survey section, then the township, then the range: that order holds on 214,320 of the 214,335 parcels. 17,158 IDs carry a letter. In our search box, type the 18 characters with no dashes or spaces, or search the address.

Sales are qualified one-parcel deeds in the state's file, codes 01 and 02; May 2026 is the last month our copy holds in full. The foreign owners are a real market: 5,599 Osceola parcels mail the bill abroad, led by Ontario (1,753), the United Kingdom (891) and Brazil (799). ZIP 34747 also holds 1,072 of the county's 2,080 parcels coded hotel or motel.

Zoning tells part of the story. Among western homes, 3,320 sit in the county's CT district and only 324 of them have a homestead exemption. Whether a house may be rented by the night is a zoning and licensing question: read the district in Osceola's Land Development Code, and the community's own rules, before you count on rental income.

Showing a buyer a St. Cloud lot

St. Cloud addresses carry 19,858 vacant residential parcels, the median 0.31 acre. Of the 15,083 on our map, 7,224 (47.9%) are in FEMA's high-risk floodplain, 6,072 touch a wetland in the federal National Wetlands Inventory, and 4,635 are half wetland or more. A lot can look dry in July and not be.

  1. Open the lot and read its flood zone and wetland share in the report, with the wetland's class.
  2. Turn on the wetlands and flood zone layers so the buyer sees where on the lot they fall, not only that they touch it.
  3. Note what you showed and when in the parcel's notes, so the next conversation starts from the same facts.

The same holds at ranch scale. Osceola's 2,342 agricultural parcels cover 512,210 acres, and the inventory maps 124,913 of those acres, 24.4%, as wetland. What a wetland means for building.

Where it stops

  • Cities. Our zoning is the county's layer. 58,083 parcels inside Kissimmee and St. Cloud read "INCORP": their zoning is the city's.
  • Code names. The county's layer gives codes without district names, so the report shows CT, PD or AC alone. The Land Development Code defines each.
  • No surge. Osceola is inland: no parcel is in a storm surge zone. Flooding here is rain and lakes; 14.4% of parcels with an outline are in FEMA's floodplain.
  • No print. Map Views shows the map on screen, on a laptop or a phone at the lot; it does not print a branded map sheet.

Type an address or owner. The report gives the owner and the mailing address the bill goes to, the homestead flag, values, sales, zoning, future land use, flood zone, wetlands with their class, soils and land cover, and the Sunbiz filing of a company owner, with every parcel that owner holds. 2026 millage is in: 30 districts from 13.77 to 24.98 mills.

The Osceola County Property Appraiser is the authority for ownership, exemptions and values; FEMA's flood map and the US Fish and Wildlife Service's inventory for their layers. A wetland's legal line is set by a field delineation, not by a map.
