PropertyRadar vs PropStream in Florida: which has better owner data?

On their own pages, PropertyRadar names more owner fields: the name and mailing address from the county tax roll, the kind of owner (a person, a couple, a company or a trust), whether the owner lives there, and the people behind an LLC. PropStream names "Ownership Info" and owner lists such as out-of-state owners, but no mailing address field. In Florida, both start from the same 67 county rolls, which you can also read directly.

So if "better" means more facts about each owner, and a way to reach them, PropertyRadar's pages list more. PropStream's pages describe owners mostly through its lead lists (out-of-state owners, owners of 25 years or more) and its paid contact add-on.

PropertyRadar also lists a Business plan at $599 a month ($549 paid yearly), and PropStream an Elite plan at $699 ($583 paid yearly). On card terms, PropertyRadar's pricing page answers both ways: its FAQ says a card is required for the trial, and a line further down says none is. PropStream's pricing page does not say.

Where the Florida owner comes from

Neither tool invents an owner. In Florida, each county's property appraiser keeps the roll: the owner, the address the tax bill is mailed to, and the homestead flag. PropertyRadar's help centre says its mailing address is the county assessor's; PropStream's FAQ says its assessor data is refreshed once a year, more often in some counties. Neither page says which Florida roll year it shows today.

We load every county's roll the same way and count what it holds. On 1 November 2026, all 11,090,226 parcels on our map came from the 2026 preliminary roll:

What Map Views shows for one owner

  1. Type the address and open the parcel. The owner line and mailing address sit at the top of the report, with homestead and absentee under them.
  2. Tap Portfolio to see every parcel that owner holds in Florida, in any county, or the link for parcels mailed to the same address.
  3. If the owner is a company, its Sunbiz filing opens beside it: status, registered agent, officers or managers. Since 1 November, "Behind the companies that manage it" also lists the people one company down, not only two or more down.
  4. Write a note on the parcel for your own follow-up.

For the steps by hand, see how to find who is behind a Florida LLC and reading an owner name.

Where each one fits

  • You market to owners in several states: PropertyRadar or PropStream. Both are national, both sell lead lists and owner contact data, and both export tens of thousands of records a month.
  • You research Florida owners one property at a time: Map Views. It covers Florida only, has no contact data, no demographics and no lead lists, works in a phone's browser (no app), and exports at most 1,000 properties a day.

The county property appraiser's roll is the authority for who owns a Florida parcel, and Sunbiz for who runs a Florida company. Check both before anything important rests on a name.
