Simpler than PropStream: looking up one Florida property at a time
PropStream's own pricing page describes a national platform for finding and marketing to leads: more than 165 search filters, 20 lead lists, comps and calculators, owner contact lookups and direct mail, from $99 a month. If your work is one Florida address, one report and a note, a Florida-only map that opens on a single search box covers it. Map Views is built for that, at $47 a month, 7 days free with no card.
What you are paying for in PropStream
Read PropStream's pricing page as a list of jobs, not of screens. All three plans (Essentials at $99 a month, Pro at $199, Elite at $699; less when paid yearly) carry the same core: property details with ownership, sales history, MLS details and mortgage information, lien and foreclosure details, comps, and a set of investment calculators. On top of that sit the lead tools: the filters, the pre-built lead lists, a lead automator that watches saved properties, saves and exports by the tens of thousands each month, extra team seats, owner contact lookups priced per contact, and postcards and letters priced per piece. Its pages also offer an academy of courses and live webinars for learning the platform.
If you use the property details and almost nothing else, most of that sits unused. The question is not which tool is better, but which one is shaped like your day.
The one-property day, side by side
| The task | PropStream, from its pages | Map Views |
|---|---|---|
| Find the property | A map search and filters | One box: address, owner or parcel ID |
| Read the owner | Ownership info | Owner, mailing address, and whether the bill goes elsewhere |
| Values and sales | Sales history, MLS details, estimated values | The county's values and every recorded sale on file; no estimated value |
| Nearby sales | Comps from MLS and public records | Comps from recorded sales, by distance and months |
| Mortgage, liens, foreclosure | Listed on every plan | Not loaded |
| Zoning, future land use | Not stated | Zoning in 46 counties; future land use |
| Flood zone, surge, wetlands, soils | Not stated | On the report, with each one's share of the parcel |
| A company owner's filing | Not stated | Its Sunbiz officers, registered agent, and the people behind a company that manages it |
| Notes on the property | Not stated | A dated note tab on every parcel |
| Coverage | National, 160M+ properties | Florida only, 67 counties |
| On a phone | iOS and Android apps | The phone's browser; no app |
| Price, trial | From $99 a month; 7 days with 50 leads | $47 a month; 7 days, no card |
"Not stated" means the three PropStream pages we read do not mention it, either way. The tool may still have it inside an account.
The same lookup on Map Views, in five taps
- Type the address in the box at the top of the map. Owner names and parcel IDs work there too; an ID is found as the county stores it, so if a dashed ID fails, use the address.
- Read the Property tab. Owner and mailing address first, then the building, the county's just, assessed and taxable values, zoning and the section, township and range.
- Scroll to Map layers over it. City or unincorporated, future land use, the FEMA flood zone, wetlands, soil, sewer and water, storm surge category, evacuation zone and the nearest schools.
- Open History. Every sale on file with its date and price, then comps around it, narrowed by radius and months.
- Write on the Notes tab. What you saw and what happens next. The note is dated and private to you.
If the owner is a company, its Sunbiz filing sits under the owner: status, registered agent, managers or officers, and the people one company down and deeper. Tap the owner's name and every parcel held under that name and mailing address, in all 67 counties, opens as a list. There is an advanced search too, a step back from the box, but nothing makes you learn it to read one parcel.
How full a single report is
| Measured 1 November 2026, all 67 counties | Parcels | Share |
|---|---|---|
| Parcels on the map | 11,090,226 | 100% |
| With an owner name | 11,088,645 | 99.99% |
| With a site address you can type | 10,658,310 | 96.1% |
| With a county just value above $0 | 10,955,388 | 98.8% |
| With a last sale date on the roll | 9,423,377 | 85.0% |
| With a future land use | 10,776,730 | 97.2% |
| With a zoning district (46 counties) | 9,479,596 | 85.5% |
| Owner matched to a Sunbiz company | 1,263,797 | 11.4% |
Where a parcel has no site address, search the owner's name instead, or pan the map to it and tap its outline.
When PropStream is the better fit
- You buy outside Florida. We cover one state; its pages say it covers the country.
- You build lists and mail them. Lead lists, owner contact lookups and postcards are its core. We supply no contact data and no distress or lead lists.
- You need MLS details, mortgages or foreclosure status. It lists them on every plan; we load none of them.
- You want a native app. It has one for iOS and Android. Map Views runs in the phone's browser.
Where Map Views stops
- No zoning in 21 counties, Hernando, Brevard and Hardee among them; the county's own map has it.
- Sales arrive late. The newest complete month on file is between April and August 2026, depending on the county.
- Exports are capped at 1,000 properties a day, for parcels you have already chosen to work. For the reasoning, read researching one property instead of lead lists.
PropStream's facts here are from its own public pages, read 1 November 2026, and may change. Ours are public records as each county appraiser, FEMA and the Florida Division of Corporations published them; the county appraiser is the authority on the owner and values.
