St. Johns County property search: Ponte Vedra and Ponte Vedra Beach are two markets
Look the parcel up through the St. Johns County Property Appraiser, sjcpa.gov, then read the city on its site address before you compare it with anything. Ponte Vedra (ZIP 32081) is mostly houses built since 2015; Ponte Vedra Beach (32082) is older, sells for nearly twice as much, and is almost entirely inside a storm surge zone.
The address line is the first fact
Neither name is a city. Every Ponte Vedra and Ponte Vedra Beach parcel on our map is zoned by St. Johns County, and on the 2026 roll they split cleanly by ZIP: 16,699 parcels are "Ponte Vedra Beach" at 32082, and 12,601 are "Ponte Vedra" at 32081. A buyer, a search engine and a map can blur the two; the roll does not. The roll also writes the saints in full: SAINT AUGUSTINE, SAINT JOHNS. The state's own county list calls the county Saint Johns.
| Site address city, 2026 roll | Built 2015 or later | Median year built | Homestead | Single-family median, Aug 2025 to Jul 2026 | In a surge zone |
|---|---|---|---|---|---|
| Ponte Vedra (32081) | 67.3% | 2017 | 71.8% | $677,200 (692) | 42.4% |
| Ponte Vedra Beach (32082) | 6.1% | 1992 | 60.9% | $1,200,000 (453) | 99.0% |
| Saint Johns | 41.2% | 2010 | 70.8% | $552,100 (1,206) | 30.3% |
| Saint Augustine | 35.7% | 2006 | 53.5% | $443,900 (3,658) | 44.9% |
| Hastings | 28.5% | 2001 | 28.3% | $299,000 (77) | 72.0% |
Built shares count parcels with a year built on the roll. The medians are qualified one-parcel deeds in the state's sales file, codes 01 and 02, for parcels coded single-family; the deed count is in brackets. July 2026 is the last month our copy holds in full.
Hastings, in the west of the county, is farm and timber country: 141 timberland parcels there cover 28,094 acres, and 3,282 of its 6,927 parcels are vacant residential. Low homestead, low prices, and still 72.0% of its parcels in a surge zone.
Watch a neighbourhood get built
The county flies its own aerial photographs, and Map Views carries eleven of them: 1999 and 2002 in black and white, then 2005, 2008, 2013, 2016, 2021, 2023, 2024, 2025 and 2026. For a house in 32081, step the year slider from 2005 to 2026 and watch the streets appear. For a lot you are thinking of buying, the same steps show when the clearing next door began.
Inside St. Augustine
The city zones its own 7,593 parcels with 23 codes, and 398 of them sit in its Historic Preservation districts, HP-1 and up. That code is your cue to read the city's historic preservation rules before you plan any change to a building. St. Augustine Beach zones 3,413 parcels; the county zones the rest, 139,627.
Searching the appraiser
On sjcpa.gov, "Search Property Records" opens the parcel search and "Search Maps" the map, both hosted on qPublic. The parcel number is 10 digits on every St. Johns parcel, and it works as typed in our search box, as does the site address.
Where it stops
- Our millage for St. Johns is the 2025 adopted set, 67 districts from 13.47 to 20.86 mills; 2026 is not in yet.
- A surge zone is where a hurricane of some category may push water; FEMA's floodplain is another map, and it covers 11.7% of St. Johns parcels with an outline, against 47.4% in a surge zone. Reading both.
- 8.3% of St. Johns parcels have an owner we match to a Sunbiz company. Following a company to its managers.
On the map
Type an address in 32081 or 32082 and the report shows the year built, values, sales, zoning (with the historic district inside St. Augustine), flood zone, surge category, evacuation zone and nearest schools. Base the comparison on the parcel's own street, and keep notes on it. NOAA's photographs after Irma, Dorian, Ian and Nicole are under Storm imagery.
The St. Johns County Property Appraiser is the authority for values and ownership; the county, St. Augustine and St. Augustine Beach for zoning; the Division of Emergency Management's study for surge zones.
