Brevard County property appraiser search: account numbers, parcel IDs and the zoning gap
Every Brevard parcel has a 7-digit account number on the Brevard County Property Appraiser's site, bcpao.us, and a parcel ID with a space and dashes in it that is easy to mistype: use the account number, the address or the owner. Our map shows Brevard's owners, values, sales and future land use, but not its zoning: for that, go to the county's Planning and Development department or to the city the land sits in.
Which number do I search with?
A Brevard parcel has two. The account number is 7 digits, and every one of the 350,710 parcels on the state's 2026 roll has one; BCPAO's record pages are addressed by it. The parcel ID is the survey description: in 345,560 parcels (98.5%) it opens with the township, a space, then the range and section run together, then the subdivision, block and lot behind dashes. Blocks can be a letter, and 91,695 IDs carry an asterisk where an acreage tract has no block. We count 496 different shapes on the roll.
So copy the account number from a tax bill or a BCPAO page when you have it, and use the address or owner otherwise. On Map Views, type the address or the owner: our search box does not yet find Brevard's IDs, because of the space, and it does not search account numbers.
Why is there no Brevard zoning on this map?
We do not show it. Brevard is one of three Florida counties whose zoning we leave out (with Hernando and Hardee); the county-by-county zoning list has all of them. What we do show is future land use, on 347,003 Brevard parcels (98.9%), which tells you the density the comprehensive plan allows, and every other layer below.
For the zoning itself, the source depends on where the land is. Unincorporated Brevard is zoned by Brevard County's Planning and Development department, on brevardfl.gov; the county's mapping is on its GIS site. Land inside Palm Bay, Melbourne, Titusville, Cocoa or any other city is zoned by that city. The site city on the roll is a first guess, not proof: Brevard has 40,371 parcels with no site city at all, so check the city limits on the county's map.

| Homestead exemption on file | 182,211 (52.0%) |
| Vacant residential parcels | 48,261 (13.8%) |
| Of those, with a Palm Bay site address | 20,977 |
| Buildings from 2015 or later, of those with a year built | 35,983 (13.0%) |
| Median qualified sale, single family, Sep 2025 to Aug 2026 | $360,000 (10,427) |

| Owner matched to a Sunbiz company | 31,981 (9.1%) |
| Total millage, 2026 proposed, 50 districts | 10.30 to 18.35 |
Palm Bay stands out. More than a quarter of its 79,125 parcels are empty residential lots. Before you weigh the price of one, check the road, the water and the sewer. What to check on vacant land. Sales count deeds coded 01 to 06 as qualified, one parcel per deed; August 2026 is the last full month on our copy.
Flood and surge on the Space Coast
Brevard's risk is spread along the lagoon and the barrier island. 34,115 of the 309,768 parcels with their own outline (11.0%) are in FEMA's floodplain, split almost evenly between zone AE (16,274) and zone A (15,968), which has no published flood elevation. 88,672 parcels (25.6%) are in a storm surge zone, but only 6,496 in the Category 1 zone: most of the exposure starts at Category 2 and up. Evacuation zone A covers 70,207 parcels, 20.2%. Reading surge and evacuation zones.
Where this stops
- No zoning code for any Brevard parcel, as above. Future land use is not zoning.
- Our 2026 millage is the proposed rate; the adopted rate and the bill itself come from the tax collector.
- The report's appraiser link may open BCPAO's search rather than the parcel itself. Check the account number on the page.
Brevard on Map Views
Type the address and the report shows the owner, the account number as the alternate key, values, sales, future land use, the FEMA zone with its share of the lot, the surge category, the evacuation zone, wetlands and soils. For a commercial lot, turn on the FDOT traffic counts layer to read the cars a day on the road in front. When the owner is a company, its Sunbiz filing and officers come with it, and one tap lists the owner's other parcels.
The Brevard County Property Appraiser is the authority for owner, values and exemptions, and the county or the city for zoning. FEMA's rate map governs the flood zone. Confirm a parcel's zoning in writing with the office that holds it before you rely on it.
