How to find every Florida property one owner holds, in all 67 counties

Take the owner's name and the mailing address from one tax bill, then search both on the appraiser's site of each county where the owner might hold land: a parcel counts when the name and the mailing address both match. No county searches another county's roll, so a statewide list needs all 67 rolls in one place.

The steps, by hand

  1. Open one parcel you know the owner holds and copy two lines exactly: the owner and the mailing address the tax bill goes to.
  2. Search the owner on that county's appraiser site. Try it with and without the suffix (LLC, INC, TR) and with the first and last names swapped.
  3. Search the mailing address where the site allows it. It finds parcels filed under a variant of the name.
  4. Repeat in each county where the owner could hold land. An address outside Florida on the tax bill is a reason to look wider, not narrower: on the 2026 rolls, 1,093,337 owners have their bills mailed out of state.
  5. If the owner is a company, look it up on Sunbiz and repeat the steps for its sister companies, as in our guide to who is behind a Florida LLC.

Why one owner is spelled many ways

Each county types the owner from the deed it was handed. One trust can appear with its date and without it; one couple with an ampersand on one parcel and the word "and" on the next; one company as L.L.C. in one county and LLC in another. Middle initials come and go, and a married couple is sometimes written as two lines and sometimes as one. None of this changes who owns the land, but each version is a different name to a search box.

Three ways to group owners, three different counts

We grouped the 2026 rolls of all 67 counties three ways. The counts differ because each method makes a different mistake.

Grouped byGroupsWith 2+ parcelsParcels in thoseIn 2+ counties

Mailing address alone7,519,5011,072,4274,589,038382,291
  • Name alone joins strangers. Two people with a common name become one owner, which is why 281,633 names reach a second county against 87,551 when the address must match too.
  • Name and address splits movers. An owner who changed address, or gave different addresses to different counties, becomes two owners: 431,533 names sit at two or more mailing addresses.
  • Address alone joins households and offices. Of the addresses with two or more parcels, 795,819 carry more than one owner name: spouses, family trusts, sister companies, and sometimes unrelated clients of one tax service.

Name and address together is the strictest test, which is why the map's owner page uses it, and the mailing-address count is the widest net.

Where it stops

  • Shared mailboxes. 32,755 addresses are flagged as shared, where no one name holds half the parcels mailed there (three quarters for a PO box or a "care of" line). Treat those groups as many owners.
  • Addresses without a number. 71,376 parcels are mailed to an address with no street or box number. We do not join those across counties, since such an address cannot tell owners apart.
  • The roll's date. The owner is the one on the 2026 roll. A parcel sold since the roll was made can still show the seller, so open the newest record on the appraiser's site.

What Map Views shows

Open any parcel and tap the owner. The owner page lists every parcel with the same name at the same mailing address on every county's roll, and, for a company, the parcels matched to its Sunbiz filing. A second link opens everything mailed to that address, with how many owner names share it, the counties it spans, and whether it is a shared mailbox. Both lists sort by value, acres, county or last sale, filter to one county or land use, export to CSV, and can be kept on the map while you search. A list longer than 2,000 parcels shows the 2,000 of highest value.

Of the 653,682 owners with two or more parcels by name and address, 27,259 hold 10 or more, 1,921 hold 100 or more, and 78 hold 1,000 or more. The widest single owner spans 38 counties.

The owner and mailing address are as each county's property appraiser published them on the 2026 roll, and that roll is the authority. Groupings are ours: check a parcel's record on the appraiser's site before you rely on it.
