Orange County (FL) property appraiser search: OCPA's parcel ID and its other order
Look the parcel up on the Orange County Property Appraiser's site, OCPA. Its parcel ID is 15 digits written range, township, section, then the plat's subdivision, block and lot. The state's tax roll, and most tools built on it, write the same digits section first. When a number from one place finds nothing in another, swap the first and third pairs.
One parcel, two orders
OCPA's site shows the range-first form on its records. Every one of Orange County's 493,489 parcels on the 2026 roll has a 15-digit ID, and on every one of them the appraiser's form is the roll's form with the first and third pairs swapped. We checked the three pairs against the roll's own survey fields: the section runs 01 to 36, the township 20 to 24 and the range 27 to 34.
| Where you read it | Order of the 15 digits | Shape |
|---|---|---|
| OCPA's record | range, township, section, subdivision, block, lot | RR-TT-SS-UUUU-BB-LLL |
| The state's 2026 roll | section, township, range, then the same nine | SSTTRRUUUUBBLLL |
A quick test tells them apart: in Orange, the range pair is always 27 or higher, and the section pair is often lower. If the first pair is 27 to 34 and the third is low, you are probably holding OCPA's form. Sections 27 to 34 exist too, so check against the address before you trust a swap.
What OCPA's record holds, and how to read it in Orange
- Use. 70.8% of Orange parcels are single-family homes and 10.2% condo units. Another 15,988, 3.2%, are coded residential common elements: a subdivision's shared tracts and open space, usually held by its association. Expect them in any search by subdivision, and do not mistake one for a buildable lot.
- Owner. 11,006 Orange parcels have a different owner on the state's October final roll than on July's preliminary, so take the owner from OCPA's current record. 57,855 parcels, 11.7%, have an owner we match to a Florida company filing.
- Values and the tax district. Orange's millage spreads wider than Miami-Dade's, Palm Beach's, Hillsborough's or Pinellas's: the appraiser's files list 95 districts for 2025, adopted, from 14.11 to 26.53 mills, with half below 16.99. The district matters as much as the value. Estimating the bill.
- Sales. From June 2025 to May 2026 the median qualified sale of one parcel was $430,000 over 20,557 deeds: $458,500 for a single-family home, $190,000 for a condo unit.
An inland county's flood picture
No Orange parcel is in a state storm surge zone or a hurricane evacuation zone on our map: the county has no coast. Flood risk here is rain and lakes, and it is narrower than on the coasts. Of the 437,032 parcels with their own outline, 21,357, 4.9%, are in FEMA's Special Flood Hazard Area: 15,144 in zone AE and 6,157 in zone A. The zones explained. A lot outside the floodplain can still have wetlands at its back, so read that layer too.

Where it stops
- Zoning outside Orlando's limits and the county's. On our map the county's zoning covers 292,822 parcels and the City of Orlando's 84,093. The county's layer marks the other cities' land as CITY and nothing more: 109,682 parcels in Apopka, Winter Garden, Ocoee, Winter Park, Maitland and the smaller towns. For those, use the city's own zoning map. Zoning maps by county.
- Recent sales. Our sales for Orange stop in early June 2026. A deed recorded since is in the Orange County Comptroller's official records, and on OCPA, before it reaches us. Which office holds what.
- Two rolls. The map's values come from the state's July preliminary roll; the report adds the October final roll's just value beside them, and notes when the final roll names a different owner.

Type an address, or the parcel ID in the state's section-first order. The report shows it, with OCPA's range-first form beside it as the alternate key, then the parcel's zoning, future land use, flood zone, wetlands and soils, the sales, the owner with its Sunbiz filing, and your notes. From the owner, one tap lists every parcel that owner holds in Florida.
OCPA is the authority for an Orange County parcel's owner, value and exemptions. Zoning is the county's or the city's to answer. We copy their public records; we do not replace them.
