Pasco County property appraiser search: out-of-state owners and what else they hold

Look the parcel up on the Pasco County Property Appraiser's search, search.pascopa.com, by name, address or parcel ID, keeping in mind that Pasco's ID starts with the section, not the township. To see whether an out-of-state owner holds other Florida land, search their name exactly as the record prints it, then their mailing address. In Pasco, many out-of-state records are not houses at all but mineral rights.

Searching the PAO

The PAO search takes a parcel in six boxes (SC, TW, RG, SUB, BLOCK, LOT), a name written last name first or as the company's name, a street address, an Official Records book and page, or a subdivision name, and has a separate recent sales search. The order matters: on the 2026 roll, 335,734 of Pasco's 335,738 parcel IDs begin with the section, then the township, then the range, as in 99-99-99-9999-99999-9999. Read in the usual township-first order, the ID points to the wrong square mile. The PAO's home page counts 335,946 real property parcels; the state roll we use has 335,738, counted on a different date.

What an out-of-state mailing address usually means here

44,233 Pasco parcels (13.2%) send their tax bill outside Florida. You might expect New York to lead. It does not: Texas does, with 11,111, more than twice New York's 4,901. The reason is not houses. 8,253 of the Texas parcels are subsurface rights, the mineral rights under land, which Florida law says are taxed as "an interest in real property subject to taxation separate and apart from the fee" (section 193.481).

Pasco carries 14,885 such parcels, held under just 154 owner names. None has a shape of its own, so none sits on our map or in a zoning district: they are paper parcels layered under someone else's land. If the record you are reading says subsurface rights, the surface owner is a different parcel.

For houses the picture is ordinary. Of 204,503 single-family homes, 17,411 (8.5%) mail the bill out of state.

Does this owner hold other parcels?

  1. Search the name as printed. On the PAO, put it in the Name box, last name first. Pasco only shows Pasco.
  2. Search the mailing address. An owner who uses one mailing address for several parcels, even under slightly different names, shows up this way.
  3. Go statewide. Each county's appraiser covers its own county. A Florida-wide search needs every roll at once.

Measured on our copy, grouping owners by name and mailing address: 18,071 out-of-state owners hold 44,258 Pasco parcels. 1,895 of them hold more than one, and 872 also hold land in another Florida county. 57 hold a hundred or more each, 16,253 parcels between them. Every Florida property one owner holds walks through the statewide search.

Pasco's millage has only eight districts. The county, the school board and the Southwest Florida Water Management District levy in all of them; a city's rate and the county's fire or road levies sit on top, depending on the district. To turn a rate into a bill, see how to estimate a Florida property tax. Sales count codes 01 to 06 as qualified, one parcel per deed; our copy thins out after May 2026.

Where it stops

  • A mailing address is where the bill goes. It is not proof of where the owner lives.
  • Grouping by name and mailing address misses an owner who uses different addresses, and can join two owners who share one.
  • Zoning on our map covers the county and three cities, Zephyrhills, New Port Richey and Dade City: 305,867 parcels. Port Richey, San Antonio and St. Leo zone their own land and are not on it.

Type the address or the owner's name. The report shows the owner and mailing address from the roll, values and sales, zoning, future land use, flood and surge, and, when the owner is a company, its Sunbiz officers. One tap on the owner lists that owner's parcels across all 67 counties, ready to export.

The Pasco County Property Appraiser is the authority for ownership, parcel IDs and values, and the Clerk's official records for deeds. An owner grouping here is our reading of public rolls; confirm it on the records before you rely on it.
