A PropStream alternative for Florida with property data only, no contact lookups

PropStream's pricing page sets owner contact lookups, lead lists and direct mail beside the property data on every plan, from $99 a month. Map Views sells only the public record for Florida's 67 counties: the owner and mailing address from the county roll, values, sales, zoning, the state and federal layers, and the owner's Sunbiz filing. It adds no contact data, no lead lists and no distress lists, for $47 a month.

What sits beside the data in PropStream's plans

Each PropStream plan prices its outreach tools next to its data. These are the figures its pricing page gives:

What "data only" means here

Everything on a Map Views report comes from a public body: the county property appraiser's roll as the Florida Department of Revenue collects it, the Department's sale file, FEMA, the U.S. Fish and Wildlife Service, USDA soils, the state's health and planning layers, and the Florida Division of Corporations. Nothing is bought from a data broker, and nothing on the map identifies a way to reach an owner other than the mailing address the county itself publishes for the tax bill.

The public record we hold, measured 1 November 2026Parcels or records
Parcels, all 67 counties11,090,226
With the owner's name from the roll11,088,645
With a mailing street line from the roll10,986,976
With a homestead exemption5,251,551
Sale records in the state's file, April 2025 to March 20261,214,416
With a zoning district, in 46 counties9,479,596
Touching a mapped wetland1,491,432
Owner matched to a Sunbiz company1,263,797
Of those, with a person found one or more companies down120,315

The sale count runs to March 2026 because some counties' files are complete only through April; it counts every qualification code, not only arm's-length sales.

New on 1 November: the people behind a managing company

When a parcel's owner is an LLC whose manager is another company, Sunbiz lists that company, not a person. Map Views follows the chain through the filings and, under "Behind the companies that manage it", shows the people at every level from one company down: 68,068 links sit one company down, against 11,871 two or more down. In all, 56,169 people are found this way, on 24,851 filings. Each is a name and title from a public filing, never a way to reach them. For how the chain works on Sunbiz itself, read an LLC managed by another LLC.

What we never add

  • No contact data, from any source, bought or matched. No owner contact lookups at any price.
  • No distress or lead lists: no tax delinquencies, liens, lis pendens, probate or code cases.
  • Your own contacts stay yours. You may type or import contacts you already hold into a parcel's notes. They are private to you and your team, and we never supply one.

When PropStream is still the right buy

If you market to owners at volume, in Florida or elsewhere, a data-only map will slow you down: you would need another service to reach anyone, and our exports stop at 1,000 properties a day. PropStream also lists MLS details, mortgage information and foreclosure data, none of which we load, and native apps for iOS and Android, where we run in the phone's browser. Choose us when the job is reading one Florida parcel well and writing down what you found; the steps are in simpler than PropStream for one property.

Where the record stops

  • The mailing address is the owner's choice. It is where the tax bill goes, which may be an office or a relative, not a home.
  • The roll is a January snapshot. A sale since then may not show the new owner yet.
  • A Sunbiz match can be probable, not confident. The report says which; check the filing before you rely on it.

PropStream's prices and features are from its own public pages, read 1 November 2026. Our counts are of public records as the counties, the Department of Revenue, FEMA and the Division of Corporations published them; each agency's own record is the authority.
