Escambia County property search: mineral rights parcels, Perdido Key condos and the Navy's acres
Search the Escambia County Property Appraiser by owner, address or the 16-character parcel number, then read the use code before anything else. Escambia's roll mixes ordinary lots with 9,605 parcels that are mineral rights only, a Perdido Key strip where three owners in four mail the bill outside Florida, and the Navy's land around Pensacola.
The number on the record
Escambia's parcel number is 16 characters with one letter in the fourth place, N or S. The first four characters are the section and the township, north or south of the state's base line: they match the roll's own section and township on 157,724 of 171,483 parcels. The rest, mostly platted lots beginning 000S, do not. Every parcel also has a 9-digit account number on the roll.
Search the number on the appraiser's site. In our search box the 16 characters work as typed; the 9-digit number does not, so use the address or the owner instead.
Parcels you cannot stand on: mineral rights
9,605 Escambia parcels, 5.6% of the roll, are coded subsurface rights. Nearly all have a legal description that starts "MINERAL RIGHTS ONLY" followed by a share, such as 3.125% or 50% of the rights under a tract. They have no site address, no acreage and no outline: their median value on the roll is $10, and all 9,605 together are valued at $96,070. Their owners are spread far: 3,053 mail the bill in Florida, 2,679 in Alabama, 654 in Texas.
Two things follow. The land you are looking at may have its minerals owned by someone else, which only the deeds will show. And if an owner search turns up a parcel you cannot find on the map, it is likely one of these: it has nowhere to be drawn. What the state's use codes mean.
Perdido Key: a condo strip owned from the Gulf states
3,068 parcels have an address on Perdido Key Drive, the road onto the key at the Alabama line. 2,539 of them are condo units, and only 6.4% carry a homestead exemption. Florida receives the tax bill for 720 of them. Alabama gets 645, Louisiana 551, Mississippi 276. All but 4 have a storm surge category. Qualified one-parcel condo sales there (codes 01 and 02) had a median of $625,000 over 120 deeds from May 2025 to April 2026.
So the owner of a Perdido unit usually gets the bill a state or two away, and the homestead share says few live there full time. Reading an out-of-state mailing address.
Pensacola Beach and the tax line
Across the pass on Santa Rosa Island, Pensacola Beach holds 3,992 parcels, 2,272 of them condos, with 25.0% homestead. 2,052 are in the Category 1 surge zone, the first to flood. It also has the lowest tax rate in the county. Escambia's 2025 millage, from the tax collector:
| Escambia tax district, 2025 adopted | Total mills |
|---|---|
| Pensacola Beach | 12.7185 |
| Unincorporated county | 13.4035 |
| Town of Century | 13.6389 |
| City of Pensacola | 17.0080 |
| Downtown Improvement | 19.0080 |
A house inside Pensacola's city limits carries the city's 4.2895 mills on top of the county's. Two homes a mile apart, one in the city and one out, can differ by 3.6 mills. How to estimate the bill.
The Navy's acres
Thirteen parcels coded military hold 8,064 acres with a just value of $1.03 billion, and 31 more coded federal hold 3,575 acres. That is Naval Air Station Pensacola on the bay and the Navy's other fields. Owner searches find them under the United States Government: 33 parcels, 10,582 acres. The Northwest Florida Water Management District holds another 19,100 acres. None of it is for sale; read where its line runs before you buy beside it.
Gaps to know
- City zoning. We carry Escambia County's zoning, 130,524 parcels under 35 codes. The City of Pensacola and Century zone their own land and are not on our map yet: 28,594 parcels at Pensacola addresses show no code. Ask the city. Zoning coverage by county.
- Condo flood zones. A condo unit shares its building's outline, so read the zone off the building.
- Sunbiz. 8.6% of parcels have an owner we match to a Florida company; the rest are people, trusts and names we could not match.
Using Map Views for it
Search the address or the 16 characters. The report shows the owner and mailing address, the use code, values, sales, the county's zoning, FEMA's zone, the surge category and evacuation zone. Countywide, 8.3% of parcels with an outline sit in FEMA's high-risk zones and 17.3% are in a surge zone. NOAA's photographs after Hurricane Michael (2018), Sally (2020) and Isaias (October 2026) show the beaches days after. Across Escambia, homes sold at a median of $293,800 over 4,546 one-parcel sales (codes 01 to 06) from October 2025 to September 2026; condos at $560,000 over 583. Write what you find in the parcel's notes.
